Motivated Buyers. Let’s think about it. If someone is taking time of their holiday schedule to look for a new home, chances are they are probably pretty serious about buying now. Buyers tend to have more time during the holidays to look at homes since they typically get a few days off for the holidays or they still might have some left over PTO to use. So make it easy for them to view your home by being flexible and open to negotiations. They more than likely want the deal to work just as much as you do.

If you can make your house cozy and cheery during showings, it helps the buyer visualize how they would decorate for the holidays or imagine their family sitting around the fireplace next year. Be sure to have tasteful decorations, but not too much clutter. And be sure to accent your homes best features – the wall of windows in the living room, cozy fire place in the dining room or large kitchen where family can gather. Taxes. Believe it or not, some people want to buy before the beginning of the year to receive a tax write off. Buyers who close before the end of the year could be eligible for tax deductions on real estate taxes, mortgage interest and PMI premiums. Which is great for you!
